Bangkok

As in many other countries, in Thailand, property prices in the capital are higher than in other regions. Although Bangkok has no sea and is not a resort city, it is the center of the business and cultural life of the country. Bangkok is the largest city in Southeast Asia and the most important transport hub. The most expensive real estate is located in the historical and business centers. Bangkok has a developed infrastructure and a wide transport network. There are many elite restaurants, shopping centers, theaters, and museums.

The Pathumwan quarter is considered the most expensive. It is located in the heart of business Bangkok in Siam district, near the BTS skytrain station of the same name. Pathumvan is home to the city’s main shopping centers, including the luxurious Siam Paragon with the world’s leading fashion and cosmetics brands. This area also has the best restaurants of the city. The royal elite golf club occupies a significant part of the area. The city’s largest park, Lumphini, is nearby and is Bangkok’s lungs. Property prices start from ฿19 million. It is also home to the most expensive condominium in Bangkok – 98 Wireless, built in 2017.

There are no private houses or villas in Pathumvan. A wide range of real estate is flats and apartments in multi-story buildings. The city development is new, and the houses are not older than 30 years. Embassies of many countries are located in the area, so it is popular with foreign nationals.

Luxury apartments and penthouses are also located in such areas of the capital as Sathorn, Silom, Promphong, Thonglor, etc. Houses overlooking the main river of the city – Chao Phrayai n Khlong San occupy a special place in the elite property in Bangkok. This is a new area where the building is still in progress and new projects will be developed. A new luxury shopping center Icon Siam was opened in 2018. The shopping center complex includes two multi-story buildings with apartments: Mandarin Oriental Residents and Magnolias Waterfront Residents. Luxury residential complexes Banyan Tree Residents Riverside and Baan Chaopraya are located nearby. At Banyan Tree Residents Riverside, a 2-bedroom apartment overlooking the river costs about $2 million.

In late February 2022, a list of the 10 most expensive new complexes with private low-rise buildings in and around Bangkok was published. Such houses are ideal for a family measured life in an Asian metropolis:

  • Atelier Residence: ฿138 million per property. The 1.1-billion-baht project, located in Wang Tong Lang, consists of eight three-story houses of 1,150 m2.
  • Mavista Prestige Village: ฿100 million per property. Located in Saphan Sung. The 1.39-billion-baht project consists of 14 three-story houses of 914 m2.
  • Issara Residence Rama 9: ฿120 million per property. Located in Bang Kapi. The project worth ฿2.45 billion includes 20 three-story houses of 700-865 m2.
  • Crystal Solana: ฿75 million per property. The project worth ฿3.08 billion, located in Bueng Kum, consists of 41 three-story houses of 685 m2.
  • The Riverdale Residence: ฿69 million per property. The project worth ฿3.86 billion, located on Highway 345 in Pathumthani, consists of 56 two-story houses of 476 m2.
  • Royal Kaset-Nawamin: ฿66 million per property. Located in Ladprao, the 5.21-billion-baht project includes 79 two-story houses of 420 m2.
  • Baan Issara Bangna: ฿49.9 million per property. Located in Bangphli in Samut Prakan, the project costs ฿2.87 billion. It consists of 44 three-story houses of 380-697 m2.
  • Veva Priva Ekkamai-Ramindra: ฿62 million per property. Located in Van Tong Lang, the 434-million-baht project consists of seven three-story houses of 644 m2.
  • Ladawan Ratchapruek-Pinklao: ฿55 million per property. Located in Taling Chan in Bangkok, the project costs ฿12.87 billion. It includes 234 two-story houses of 416 m2.

Thailand resort area

If we talk about luxury real estate in the resort area of Thailand, we first need to mention Phuket. Phuket is the country's largest island and one of the most popular tourist destinations. The island has everything you need for recreation and life for every taste: nightlife in large settlements, luxury restaurants, and hotels.
