In Pattaya, the prices are far more modest. You can purchase a local apartment for $20,000, or a residence for $30,000 in a new complex. The starting price for houses in the city is $35,000, and for luxury townhouses − $70,000.

Renting out a house for tourists in Pattaya will bring $200 per month and renting out a villa on the island − from $600 per month. In addition, daily rent is in particular demand in Phuket.

Pattaya is a city with an active nightlife attracting young people. These travelers are looking for low-cost housing. Therefore, when investing in real estate in Pattaya, it makes sense to purchase studios and 1-bedroom flats.

Phuket offers a quieter and family-friendly vacation. Tourists come here to enjoy nature, the beaches, and the ocean. Residences by the sea are in high demand on the island, and tourists are looking for more luxurious and comfortable properties rather than cheap living options. Villas and condominiums with good social infrastructure are in the highest demand on the island. In recent years, there’s been a more noticeable trend to buy or rent more spacious residences than before.

If you look at the return on investment, in Pattaya, the rental property annually brings about 5-5.4% of the amount of invested capital. In Phuket, this figure is 8-10% per annum for luxury villas.
