An important feature of the real estate market after the pandemic is the focus of buyers on townhouses, vacation homes and duplexes. These types of real estate began to be sold 2 times more compared to the previous period.
Z generation dreams of buying a mansion or an apartment in a condominium. Most of them want to buy their own housing in order to separate themselves from a large family. Now own real estate is one of the symbols of success in life. Traditionally in Thailand, people lived in large families in one house and now it is clear how the traditions and statutes of society are changing. This will be followed by changes in the real estate sector under the influence of demand.
Most potential buyers say that they need an enhanced security system in a residential complex, especially in low-rise projects. People are no longer satisfied with the guard who is on duty for 24 hours. Residents want a developed tracking system and the use of new technologies in the field of security.
In addition, customers also want projects that have a good environment. Currently, the location next to the railway station may not be suitable for buying real estate due to noise and dust.
Condominium residents want more common areas, especially family leisure areas and coworking spaces.
Finally, there is Metaverse or virtual world. Now the question is being raised that the real estate industry will appear in the virtual world. It should be recognized that currently there are already platforms that can trade land in the Metaverse through cryptocurrency exchanges. Companies can create their presence in the Metaverse to attract new customers in real life. Of course, at present we will see that about 30% of large development companies are thinking about entering the Metaverse. Whether the result will be successful or not, it is impossible to answer yet. The world is changing, we must move into the future, and the real estate sector will also adapt to new demands.
