Is there a future for shophouses? Previously, these commercial buildings with a shop on the ground floor and an apartment on the second floor, accounted for more than 27% of Bangkok's real estate.

Analyzing the data from 2018-2021 in Bangkok and the surrounding provinces, it can be seen that since the second half of 2019, the number of unsold units of shophouses has been steadily decreasing both in quantity and cost. Because new properties have practically stopped being created.

In Bangkok, an average of 38 shophouses are being built per month, or 0.8% of the total number of housing units. Most of all, condominiums, townhouses, mansions are being built.

The fact that only 0.8% of shophouses were launched makes it clear that they are outdated. But they haven't completely disappeared yet.

In some areas of business, especially in the old Chinatown, it is still relevant.

In other provinces, home shopping is still popular. People run a small business and want to be just next to their shop.

Some commercial buildings can be converted into home offices instead of shops. The office can be located on the first floor, and the living room is on the second.

However, it is believed that the demand for shophouses will not increase in the next 10 years. But nevertheless, they will not disappear altogether. Experts do not advise investing in home stores, as the dispute is really very low.
