A smart security system, after-sales service and a good neighborhood are the three main requirements that consumers consider when buying a residential unit, according to real estate research and consulting.
An intelligent security system was the most important factor for consumers belonging to generations X, Y and Z when buying a home, while the most important factor for baby boomers was a good neighborhood.
The price for young people is only on the 7th place. Much more important is the security system, after-sales service, materials used, additional services.
Generation Y aged 27 to 40 years have become the largest group of potential home buyers, mostly they would like to purchase one detached house at a price of 3 to 7 million baht per unit.
The majority (87%) of Generation Z consumers aged 18-26 years planned to buy a residential unit in the near future, while 72% plan to buy it as their first personal property. They were looking for either a condominium or a detached house at a price of 2 to 5 million baht per unit.
The survey also showed that consumers who want to buy a low-rise private house want to see all the latest features in it: a smart home for security, innovations in air quality management, a design convenient for the elderly, a charger for electric vehicles.
Those who wanted to buy an apartment were looking for an apartment with a door or partition to separate the sleeping area, a large window, an enclosed kitchen and a bedroom large enough to accommodate a large bed.
