The speed of real estate sales in Thailand is decreasing

The Real Estate Information Center reported that in the second quarter of 2022, the total home purchase rate of all types was 3.9% per month compared to the first quarter, which was 5.0% per month.

The condo purchase rate decreased from 7.8% in the first quarter to 5.6% in the second quarter of 2022. The level of home purchase decreased from 3.0% in the previous quarter to 2.7% in the second quarter of 2022.

It was found that there are several new price segments of housing that are worth paying attention to:

  • In the price segment of 1 – 1.5 million baht, there was a significant decrease in consumption: from 13.6% in the first quarter to 8.3% in the second quarter of 2022.
  • In the price segment >20 million baht, the consumption ratio decreased from 6.5% in the first quarter to 4.6% in the second quarter of 2022.

It shows that sales are starting to slow down significantly. This is an important reason why the number of unsold units will increase in the second quarter of 2022. Therefore, it is still necessary to exercise increased caution when launching new projects.
