In Thailand, the number of resales of new real estate is growing rapidly. They are put up for sale by local residents who are unable to pay off their mortgage. Experts note that foreign investors can benefit from what is happening.
Real estate is most often resold in the following areas of Bangkok:
- Huai Khwang;
- Wattana;
- Chatuchak;
- Khlong Toei;
- Ratchathewi.
Most resales are observed in Huai Khwang. Similar transactions here are 9.8% of the total. Most often these are apartments in condominiums with one bedroom and one bathroom, with an area of 30 to 50 m2.
If you look at the general data on the market, then most often people resell apartments in condominiums: 89.3% of all offers, which is 48.5% more than in Q1 2023. In second place are small private houses: 6.6%, which is 25% more than in Q1. Townhouses are in third place: 4%, resale growth by 34% compared to Q1.
Experts note that, despite a significant increase in the number of new condominiums for resale on the local market, there may be even more of them. The economic situation in Thailand has stabilized after the May parliamentary elections and real estate prices are rising - which is why those who postponed the sale of housing can put it back on the market. This will further increase the supply.
