On March 11, 2022, 6 major agreements were signed with the main contractors for the construction of Southern Purple Branch of Tao Poon – Ratburana electric trains. The construction is planned to be completed by 2027. The cost of the work will be 82 billion baht. The new segment of the line will include 17 underground and ground stations, with a total length of 23 km.
The signing of the agreements marked the beginning of the developers' struggle for land around the road under construction. There is not much land left for development in the vicinity of Tao Poon. Currently, Tao Poon zone is overflowing with investment projects of developers of large brands.
The area of Suksavat Street, which runs along the Southern Purple Line, and the area along the Chao Phraya River along Ratburana Road can become a gold mine. Condominiums will be the most popular there, but low-rise construction is also possible. There are still large empty plots of land in this area.
Most investments are invested in townhouses with a 75.5% share in the price range of 3-5 million baht per unit. It is surrounded by large industrial enterprises, which causes a great demand for real estate.
Previously, land prices near existing stations in the area did not exceed 150,000 baht/m2. Away from the station or the electric train line, the price does not exceed 75,000 baht/m2. The land in the Samre and Chomtong districts along the electric train line costs 25,000-50,000 baht/m2. The cost of land affects the price of apartments and houses. There are many condominium projects in Wongwian Yai with an average price of 120,000 baht/m2. With the completion of the construction of new roads, real estate prices will increase.
