The Thai Information Center for Real Estate Research and Evaluation has updated the statistics of the housing market in Bangkok and its surroundings for July 2022. It was found that 35 new projects were launched in July, a total of 6,229 units, with a total cost of 27.7 billion baht. This is considered a high level of investment compared to the same period last year. It is expected that a total of 101,654 new residential units will be built in 2022.
Compared to the statistics of 2021 with 60,489 new units, the housing market is expected to grow by 68% this year. It is expected that the total cost of new real estate this year will be more than 381 billion bytes, which corresponds to an increase of 37% compared to 2021, when the cost of new housing was 277.6 billion baht.
In the first 7 months (January-July 2022), 210 new projects were opened, which is 38.2% more than in the first 7 months of 2021. The number of real estate units sold in 2022 amounted to 59,298 units, an increase of 106.3% or 30,555 units compared to the first 7 months of 2021, when 28,743 units were sold, indicating that the situation in the housing market this year is clearly better than in the previous 2021.
As for Bangkok's real estate statistics for July 2022, 35 new projects were launched, the total sales volume of 6,229 units, the development cost of 27 billion baht, which is less than 11 projects in June 2022. The most popular type is condominiums, which account for 44.7%, followed by townhouses (29.7%) and detached houses (16.5%).
Individual houses are guided by prices of 5-10 million baht, townhouses 2-3 million baht and condominiums 2-3 million baht. The average selling price per unit is 4.446 million baht, compared to the average selling price in June of 3.462 million baht.
The average sales level is 17%, which is lower compared to June with a sales level of 20% per month.
