Results of 2021: in Phuket, 80% of property buyers are Thais

Phuket is the most popular resort for tourists from all over the world. The Phuket real estate market is growing along with the island's tourism sector. Holiday homes or villas are in particular demand.

In 2021, 4,002 villas and 108 new buildings were put up for sale in the Phuket market. These projects are mainly located in the Cheng Thale area (61%), Bang Tao beach, Nai Yang beach (15%), and Layan beach (11%).

All new villas up for sale in 2021 are villas costing between 10 million baht and 50 million baht.

In total, 3,233 villas were sold during the year. It represents 80.8% of the total number of units on the market (4,002). In 2021, the total number of sold new villas is 177 units. It shows a sharp decrease in comparison with 2020 due to the Covid-19 outbreak.

By the end of the year, it is clear that 80% of buyers are wealthy Thais and only 20% are foreign buyers from Europe and Russia. This is unusual for the Phuket market, because  it has been focused on foreign buyers for many years.

In 2022, the trend of the Phuket villa market is the recovery of foreign investment as the country actively opens up to foreign tourists and investors.
