Overview of the secondary real estate market

The Real Estate Information Center showed that the secondary housing market across the country in the second quarter of 2022 averaged 162,716 units per month and was estimated at ฿995,488 million, which was the highest number and value of secondary housing put up for sale in the last 6 quarters. There was a 17.9% increase in volume compared to the previous quarter, with an increase in almost all types of housing.

The following categories of secondary real estate were put up for sale the most:

  • private houses – 64,392 units;
  • apartments – 49,250 units;
  • townhouses – 42,626 units.

The category with the highest growth was condominiums, an increase of 21.1% compared to the previous quarter, followed by commercial buildings – an increase of 19.9%, townhouses – 17.1%, detached houses – 16.6% and duplexes – 1.9%.

The volume of offers in the price segment is as follows:

  • 1st place: the price is no more than ฿1 million;
  • 2nd place: the price is ฿3-5 million;
  • 3rd place: the price is ฿2-3 million.

The provinces with the highest sales of second homes:

  1. Bangkok;
  2. Nonthaburi;
  3. Samut Prakan;
  4. Phuket;
  5. Chonburi;
  6. Suratthani;
  7. Pathum Thani;
  8. Chiang Mai;
  9. Prachuap Khiri;
  10. Nakhon Ratchasima.
