The land rental market in Thailand. Review

The Information Center stated that due to the constant increase in land prices, more and more people are renting land instead of purchasing it for various purposes, such as trade, accommodation, construction of warehouses.

It was found that from 2018 to the first 8 months of 2022, 20,100 land plots were registered in the Land Administration, leased for 3 years, with a total area of 134,433 rai and a rental value, which is up to 278 billion baht.

Most of the area is rented by Thai tenants, about 95%, a total of 20,100 plots with an area of 128,008 rai worth 270 billion baht. 2,446 land plots with an area of 6,425 rai, worth 8 billion baht, are leased to foreign renters.

Most of the leased plots are located in Bangkok and its surroundings, approximately 26.52% of all plots in the country. In the Bangkok area, 14.16%, Nonthaburi 3.16%, Samut prakan 3.09% and Nakhon Pathom 3.02%.

Most of the sites are located in provinces that are major tourist cities with good economic conditions, such as Chiang Mai, Chonburi, Rayong, Nakhon Ratchasima, Khon Kaen, Prachuap Khirihan, Phuket and Surat Thani.

As for the lease of land by foreign tenants in Thailand, the volume is still very small. Most of them are rented for a period of more than 3 years in the areas of tourist provinces, namely Prachuap Khiri Khan, Phuket, Rayong, Chonburi and Chiang Mai.
