A sharp jump in land prices along the yellow and pink railway lines

The price of land along Ladprao Street, where the yellow train line runs in Bangkok, is constantly growing, reaching the current range from 200,000 to 800,000 baht per square wah (1 wah2 = 4 m2). A similar trend can be observed along Sinakarin Street near Samrong Station, where land prices have increased significantly, ranging from 200,000 to 600,000 baht per square wah. In the province of Nonthaburi, where the stations of the pink line are located, there was also an increase in land prices: from 230,000 to 300,000 baht per square wah. In addition, land prices along Ramintra Street currently range from 200,000 to 300,000 baht per square wah.

The yellow line and the pink line increase land prices in the suburbs! The yellow line (Ladprao-Samrong) partially opened for 13 stations on June 3. Pink line (Halai - Minburi), construction is in full swing, commissioning is expected in 2024. Both electric train lines are light rail routes. The pink line will connect Nonthaburi, Bangkok, the northern and eastern parts of the city, and the yellow line will connect north and east Bangkok with Samut Prakan.

The price of land in the Ladprao area has been constantly growing: until 2017, the price of land was 150,000-500,000 baht per square wah. Now the price is 200,000-800,000 baht per square wah, which means an increase of up to 60%.

In 2018-2019, before the situation with COVID-19, land prices in Minburi were 20-30% lower than the current ones. In the province of Nonthaburi, current prices are about 230,000-300,000 baht per square wah, which means an increase of about 13-20%.
