Interest in Samut Prakan and Nonthaburi housing steadily grew in 2022

The demand for housing in Samut Prakan has been steadily growing during the first three quarters of 2022, as the launch of new projects stimulated growth. Nonthaburi saw an increase in interest in the first two quarters, and then stabilized in the third quarter. The neighboring provinces of Bangkok are components of Greater Bangkok and more and more people are ready to buy housing there.

Samut prakan has become part of the Bang Na Metropolitan area and includes famous places such as Mega Bangna Store and Suvarnabhum International Airport. Meanwhile, Nonthaburi borders Bangxi and contains the Impact Exhibition and Convention Center and is very close to the Chaeng Wattan Immigration Center.

The demand for housing in Nonthaburi also increased by 34% in the second quarter compared to the first quarter. However, over the next three-month period, this stabilized, and in the third quarter, the number of requests increased by only 5%.

In terms of price and size, the demand for housing in Samut Prakan and Nonthaburi is very similar despite the fact that they are located on opposite sides of Bangkok. These demographic data differ from Bangkok itself, where there is more interest in expensive and large houses.

The most popular apartment size in both provinces were three-bedroom residences. They account for 61.1% of all requests in Nonthaburi and 60.3% of all requests in Samut Prakan. As for the price, the interest in houses worth 3 million baht or less was the highest, they accounted for 38% of the demand in both places.

In Samut Prakan, interest in houses priced from 10 million baht and above was slightly higher, as they accounted for 15% of requests compared to 8% in Nonthaburi. This is largely due to the offer, since there are several elite residential complexes on the border of Samut Prakan with Bangkok in Bang Na, including under the brands SC Asset's Bangkok Boulevard and Grand Bangkok Boulevard.

Housing prices usually decrease as you move away from Bangkok in each province, with many properties in these places having starting prices of less than 3 million baht. It is likely that they are directly competing with condos at a similar price along the BTS and MRT lines, and potential buyers appreciate an easier commute compared to the benefits of having additional space.
