In the zone of the Eastern Economic Corridor, 473,000 properties remained unsold

The Real Estate Information Center reported that out of the total number of apartments for sale in the Eastern Economic Corridor project area, it was found that most residential condominiums for sale are located in Chonburi Province, while low-rise projects are mainly launched in Rayong and Chachengsao.

The total number of housing on the market in the region has declined sharply since 2021, and the construction and commissioning of new facilities in the third quarter of 2022 was the lowest before and during COVID-19. It is worth noting that the launches of new projects are concentrated in industrial zones. At the same time, the absorption rate increased slightly due to increased sales of low-rise projects, especially townhouses.

As a result of a review of housing projects for sale in 3 provinces as of the third quarter of 2022, it was found that a total of 54,116 units with a total value of 185 billion baht were put up for sale.

Of these, 17,998 units are condominiums, worth 77.6 billion baht. Townhouses and twin houses - 36,118 units, the cost of 107 billion baht. Individual private houses – 4117 units, worth 12.5 billion baht.

Almost all newly opened condominium projects are located in Chonburi Province. Meanwhile, more new projects were launched in Chachoengsao this quarter than in Chonburi and Rayong.

It was found that 6,740 new residential units worth 21 billion baht were sold in the third quarter of 2022.

It was found that the absorption coefficient decreased to 4.2%, which is lower than in the previous quarter, but better than in the first quarter of the year. If divided by type of housing, it was found that low-rise houses were bought up faster than apartments in condominiums.
