This popular beach resort is situated on the coast of the Gulf of Siam, just 150 km southeast of Bangkok, reachable in a two-hour drive. To get there, you can use Highway 7 and Route 3.
Traditionally, the city is divided into the central, southern, northern and eastern parts.
The central location is most suitable for those seeking an active lifestyle and those who prefer to spend their time in a lively environment. This area has also gained popularity among expatriates choosing the area for its proximity to work. Due to the high demand for short-term rentals (including in the low season), residential complexes in Pattaya are worth considering as an investment.
The southern part of the resort can be roughly divided into the coastal area (near South Pattaya Road), the eastern zone (near Thepprasit Road and the territory bordering Pratumnak (Tapphraya Road). The coastal area features Walking Street with numerous entertainment venues and bars in Pattaya, as well as the main tourist gateway from the sea – Bali Hai Pier. Pratumnak Hill is often referred to as the Thai Beverly Hills. Some of the most expensive villas in Thailand are located here, with the price per square metre in a new condominium only slightly behind that of the elite north.
Looking at the coast from the air, you can notice that high-rise buildings are concentrated in the northern part of the city – the Naklua area. Its architecture somewhat resembles Miami. The investment attractiveness of the north is not as high as in other areas due to the relatively expensive real estate and less profitable rental rates. Therefore, many buyers of apartments in Thailand purchase property here for themselves and enjoy resort comfort at a very reasonable price.
Jomtien is a community where the first residential complexes of a new level began to be built. These projects offer true resort living with luxurious amenities. The first European-style club villages appeared here several years ago when the plots were not as expensive and now, you can buy a house with a garden, suitable for both personal use and rental.
For many foreigners, the eastern part of the resort seems unexplored and wild. Nevertheless, this is where you will find the largest number of club villages with villas, cottages and modern condo complexes. Additionally, the eastern part may be of interest to golf enthusiasts. Long-term rental is to be expected here, ranging from six months.
The median price for a house is THB 9.32 million (USD 265,000) with an average cost of THB 37,500 (USD 1,000) per square metre. When buying an apartment, you will pay around THB 3.77 million (USD 107,500) with an average price of THB 70,500 (USD 2,000) per square metre. This category is attractive due to a steadily growing market, with an annual growth in 2023 of 4.5%. Commercial property for sale in Pattaya currently averages THB 29.42 million (USD 837,500), and the price per square metre is THB 42,500 (USD 1,200). The annual growth in the non-residential sector was 58.5% compared to the previous year.
The monthly rent for a furnished property with an area of 85 square metres in a prestigious area averages THB 23,000 (USD 650). In a less expensive quarter, you can rent a similar apartment for THB 15,000 (USD 420). The cost of renting a studio apartment will be THB 12,700 (USD 360) and THB 7,300 (USD 200) for expensive and less prestigious areas, respectively.
Shopping establishments are available in a wide range: from shopping centres, stalls and markets to independent boutiques offering everything from high fashion to handmade crafts. The central area of the resort offers over 300 stores from Calvin Klein to H&M, Power Buy, and others. Royal Garden Plaza is a beachfront shopping mall in Pattaya that attracts a young and fashionable crowd. Floating Market in Pattaya is an excellent place to buy souvenirs and handmade decorative arts and crafts.
At Outlet Mall Pattaya, you can find fantastically low prices with discounts of up to 70% on products from major brands. Mimosa Pattaya recreates a French town and allows you to explore 300 shops in Pattaya selling everything from jewellery to clothing and souvenirs. The Thepprasit Night Market offers inexpensive goods and all the entertainment you can imagine when thinking about Thailand.
Food in Pattaya offers dishes from all around the world, from New York pizza to traditional soups. A five-star restaurant with a terrace overlooking the pool and the Gulf of Siam is located at the Royal Cliff Beach Hotel. The popular bar Mantra is a conceptual fusion establishment offering a combination of pan-Asian cuisine with Italian and Indian influences. Vegan Pattaya is the first fully vegan café in Pattaya. The city and its surroundings are home to prestigious educational institutions. St Andrews International School offers a basic British curriculum and quality education. The International School Garden, located in Rayong, caters to children from three to 18 years old. The Cambridge exam is part of the school’s program for grades 10 and 11. As a result, students are eligible to take the IGCSE exam under the British system, and the 12th and 13th grades offer the International Baccalaureate program. International School Eastern Seaboard is a preschool for children aged three and a school in Pattaya for students up to the 12th grade. The 11th and 12th grades offer the International Baccalaureate program.
The International Montessori Children’s Centre provides lessons in English for children aged two to seven. Hastin is a kindergarten in Pattaya based on the concept of learning through action and play. The school’s default language of instruction is English. Special language programs are also available. The Burapha English Language School provides education in Thai and English from preschool to the third grade. The REPS English Program School teaches Thai and English to students from three to 14 years old.
Private international hospitals have centres staffed with English-speaking specialists. Usually, you can schedule an appointment on the same day, and even in non-emergency hospitalisations, there is not much waiting time. Medical clinics in Pattaya may also have an international department with translators.

Baht buses (or Songthaews) are popular public transport in Pattaya. The cost of a ride on most routes is 10 baht per person. Baht buses are the most convenient option for getting around the city, as well as to Jomtien and Naklua. The only cheaper way to get around is on foot.
Motorcycle taxis are a fast and convenient means of transportation. They are more expensive than baht buses but can navigate the busy roads in the centre much faster than any other mode of transport. Unlike baht buses, motorcycle taxis will take you anywhere you ask.
The hotel business follows the rules of any seaside resort: expensive hotels are located near the beach, while cheaper ones are farther inland. The most budget-friendly hotels are on the other side of Pattaya Second Road, although there are guesthouses among the bar streets, a bit further from the beach road. Venturing into the centre, you will see that the resort becomes like a typical urban area in the Thai province.
Pattayasaisong 12 is an alley where there are several budget guesthouses if you are looking for an inexpensive room. The budget hotel here is The Siam Guest House. If you came to the resort for nightlife, consider the P.72 hotel—one of the few establishments on Walking Street. Bars are everywhere around the beach, but it’s worth visiting another famous big bar for girls near Soi Phatthayasaisong 9. A typical budget hotel nearby is Sweet Pound Hotel.
Ibis Pattaya is a mid-range hotel located in the northern part of the beach, near the Central Marina shopping centre. Also nearby is the Holiday Inn Pattaya Hotel.
More memorable experiences can be had at the Wave Hotel. Designed in the art-deco style, it conveys the atmosphere of South Beach Miami. Siam Design Hotel Pattaya is another design hotel on Sai 2 Street.
Hilton Pattaya is a landmark building by the beach. The hotel is part of the Central Pattaya Mall complex, so it is literally in the centre of the city. Dusit Thani is a well-known luxury hotel brand from Thailand. The Dusit Thani Pattaya apartment complex is located near the northern edge of the main beach.
The city beach in Pattaya is the main attraction of the city and the best location for tourists. Beach Road is a one-way street running from north to south, and Pattaya Second Road is the next main road running from south to north. If you want to stay near the beach and be in the central part of the city, orient yourself to these routes.
Wongamat Beach is located in the northern part of the city. It is a smaller, more residential beach. Families predominantly relax here.
If you prefer to stay away from the nightlife, then consider Jomtien Beach.
There are lots of things to do in Pattaya. It’s a thriving resort city with beaches, water sports, nightclubs, ancient temples, tropical gardens, shops and museums.
Art in Paradise Pattaya is a unique art museum full of interactive 3D exhibits. At the “Underwater World” aquarium, you can get up close with various tropical marine creatures and even go shark diving. The Sanctuary of Truth is a world-famous massive wooden temple and one of Pattaya’s main attractions.
You can also relax on the endless sandy beaches and go surfing because beaches are also a significant attraction in Pattaya. For a relaxing break, stroll through the themed tropical park Nong Nooch.
